Pet Policy
- Pets that we allow include dogs, cats, fish and birds. Exotic Birds are prohibited and fish tanks must be less than 50 gallons.
- We do not allow exotic animals, poisonous snakes, tarantulas and other dangerous animals that may cause harm to other residents.
- No agressive pets such as Rottweilers, Pit Bulls, Chows, German Shepherds, Dobermans, pythons, etc permitted.
- $100 pet fee, which you are responsible for prior to move in.
- You are responsible for picking up after your pet and fixing any damage it causes to the property.
- Animals may not be tied to any fixed object anywhere outside the dwelling units, except in your fenced yard. You must provide food and water for your pet.
- You must keep the animal on a lease under your supervision when outside of your property.
If a member of our staff finds an unauthorized animal on your property, you aresubject to fines. We can remove any animal if you have abandoned it, left it in the dwelling without food and water, failed to care for a sick animal or violated our animal rules.
Transfers
At this time, we do not allow transfers from one house or apartment at any point in the lease term or after. We only allow transfers if you move out and end your tenancy with APFSDEMM, Inc. for a six-month period. You may reapply at the end of the six-month period.
Renters Insurance
- Your possesions are NOT protected by your landlord's insurance policy- only damage to the building if something happens.
- Many renter's insurance plans protect against damage due to severe weather and other unplanned acciedents that damage your personal proeprty.
- If you're forced to move due to damage of your living area, renter's insurance may cover the cost of living in another space, like a hotel, while the damage is being repaired.
- Many renter's insurance policies include medical expense coverage when someone injures themselves in your home, relieving you of the liability.
APFSDEMM, Inc requires you to maintain a renters insurance policy through the duration of your lease terms with coverage not less than $100,000.

Autotext Messages
- Resident agrees to hereby grant Management consent to communicate by text message. It is understood that there may be fees associated with texting from the Resident’s service provider depending on the data/text messaging plan they have chosen, and text messaging allowance. Standard rates do apply.
Late Fees
- The fee is due on the due date and late four (4) days after at which time a $50 late fee will be due.
Water Leak/ Water Usage
- If you have a water leak and fail to report within first month it shows in water bill, tenant can be liable for usage charges after 1st bill.
